Title
Conduct a public hearing and consider the request to rezone approximately 2.62 acres of land located at the southwest corner of Golfing Green Drive and Josey Lane from Planned Development District No. 10 (PD-10) and Office District (O) to Planned Development District No. 109 (PD-109) to allow townhome development and establish related development standards; and take appropriate action.

Body
BACKGROUND:
The City of Farmers Branch has received a request from Thomas Cusick Custom Homes, LLC, to rezone an approximately 2.62-acre tract of land located at the southwest corner of Golfing Green Drive and Josey Lane. The site is developed with an existing office building (13305 Josey Lane) and three existing duplexes (2834 through 2844 Golfing Green Drive). The City of Farmers Branch currently owns a 0.94-acre vacant portion of the subject property, which will be transferred to the applicant at the completion of the zoning process. If this request is approved, the existing office building and duplexes will be demolished to allow for the new construction of 41 townhome units.

The current zoning of this site is a combination of Office District (O) and Planned Development District No. 10 (PD-10), which permits two-family residential or duplex uses. The applicant proposes to rezone the property to create Planned Development District No. 109 (PD-109) for townhome development. The attached site plan includes six new three-story townhome buildings with rear-entry garages, visitor parking, landscaped common areas, and streetscape improvements.
