BACKGROUND:
The applicant seeks approval for a detailed site plan to repave the frontages of two parcels within the TDIndustries Park Addition No. 2 subdivision. These parcels, located at 13737 and 13757 N. Stemmons Freeway (IH-35E) within Planned Development No. 25 (PD-25), comprise a total land area of 6.49 acres. The PD-25 requires approval for significant site modifications, such as the proposed paving enhancements.
In October 2020, TXDOT acquired adjacent land sections for an expansion project along IH-35E, resulting in the removal of portions of driveways and parking areas from each property. An approved site plan is necessary to obtain building permits and facilitate the construction of new driveways and parking spaces for the affected properties. Both properties currently serve as warehouse/distribution facilities with no proposed changes in land use.
Apart from the detailed site plan approval request, the applicant does not require any special exceptions regarding PD-25 stipulations or our Comprehensive Zoning Ordinance (CZO).
RECOMMENDATION:
Staff recommends approval of the Detailed Site Plan, as presented.
