BACKGROUND
The applicant, Ford Adams, Manhard Consulting, requests to amend Planned Development District No. 77 (PD-77) to construct a new 96,853 square foot (sf) office/warehouse building. The development includes office and warehousing space, along with proposed parking, streetscape, and landscaping improvements. The applicant is requesting several special exceptions to the current PD-77 development standards. The exceptions include changes to the parking, landscaping, and paving requirements to align them with the Comprehensive Zoning Ordinance (CZO) standards.
The subject property includes approximately 7.36 acres of land bounded by Valley View Lane to the south and Keenan Bridge Road to the north and east. Although the property has an approved conceptual site plan for an off-street parking lot, it currently sits vacant.
Currently, warehousing and office uses are allowed by right within PD-77, the conceptual site plan does not allow for the property to be developed for these purposes. Despite this, several of the surrounding properties are being used for warehouse/distribution operations.
