Consider approving Resolution No. 2024-129 authorizing the City Manager to execute a Commercial Fa?ade Revitalization Grant Agreement for 4880 Alpha Road; and take appropriate action.

Body
REQUESTOR:
Economic Development, Tourism, and Planning Department

BACKGROUND:
In 2012, a Commercial Facade Revitalization Program (Program) was developed and funded to encourage property owners to enhance the publicly viewed areas of their buildings. The Program is set up as a single payment reimbursement to property owners per building/business. Facade grants are available with a minimum project value of $2,000 and a maximum reimbursement of $50,000 per grant unless otherwise approved by the City Council.

DISCUSSION:
Eagle Tree Partners II - Alpha, LLC, has applied for the Commercial Fa?ade Revitalization Grant for the property located at 4880 Alpha Road. The proposed fa?ade improvements consist of new exterior paint, new awnings and canopies, replacement of all exterior lighting, modern and drought-tolerant landscaping, and extensive repairs to the surface parking area via striping and concrete replacement. The total fa?ade only portion of the project is expected to cost approximately $237,295. The grant requested is 10% of the approximate cost, totaling $23,730.
While there currently is no tenant for this location, there is hope to provide consistency regarding the exterior within the surrounding area. Two applicants in the past applied and were awarded Commercial Fa?ade grants without any current tenants.
No grants have been awarded for work done prior, and construction must commence within ninety (90) days after council approval. Applicants cannot apply for the same grant after three (3) approvals of the same property address. There is a period of one (1) to five (5) years that the City requires the exterior improvements to stay as approved, or the applicant will be required to reimburse the City.
