Title
Conduct a public hearing and consider approving Resolution No. 2024-151 for a detailed site plan with a special exception related to building setbacks for approximately five acres located at 11494 Luna Road within Planned Development District No. 22 (PD-22); and take appropriate action.

Body
REQUESTOR:
Economic Development, Tourism, and Planning Department

BACKGROUND:
The subject site is located at the southeast corner of Luna Road and Crown Drive, addressed as 11494 Luna Road. This five-acre property is developed with three office and warehouse buildings constructed in 1981. All three buildings are located on a single platted lot, and the property owner intends to replat the site to create three new lots (one for each building) for individual sale.
The zoning of this site is Planned Development District No. 22 (PD-22). To replat, each new lot must individually conform to current zoning standards for items such as parking, landscaping, lot coverage, setbacks, etc. With the applicant's proposed lot configuration, the easternmost building does not meet minimum front yard setback requirements for PD-22.
As a result, the applicant requests a special exception from PD-22 setback standards. City Council approval is required for all site plans and special exceptions within PD-22. If approved, the owner will submit a separate replat application to officially subdivide the property. No other changes are proposed to the existing buildings or site layout.

On August 12, 2024, the Planning and Zoning Commission considered this request and unanimously recommended approval.
