Conduct a public hearing and consider adopting Ordinance No. 3250 granting a Specific Use Permit, allowing restaurant use in the westernmost suites (Suites 110 and 180) of the building located at 13608 Midway Road, within the Light Industrial (LI) zoning district and take appropriate action.

BACKGROUND:
The subject property is the westernmost end-cap suites of the existing office building located on the northeast corner of Midway Road and Alpha Road. The proposed restaurant space is 4,360 square feet in area; the space will be equally divided between two different restaurants. The applicant proposes to add an outdoor patio dining area, along the western end of the building. The proposed dining area would serve both of the restaurants and is approximately 1,800 square feet in area. Some additional landscaping is being required along the border of the proposed patio area. A new dumpster enclosure is also being required with this request. No additional parking is required with this request.
The applicant, BH properties, is requesting a Specific Use Permit (SUP) to allow restaurant use at the location. Article 8 of the Comprehensive Zoning Ordinance requires a SUP for restaurant uses within the Light Industrial (LI) zoning district.
RECOMMENDATION:
On October 14th the Planning & Zoning Commission voted unanimously to recommend approval of the Specific Use Permit allowing restaurant use located at 13608 Midway Road as depicted on the proposed site plan.

1) Motion to adopt Ordinance No. 3250 granting a Specific Use Permit allowing restaurant use located at 13608 Midway Road.
2) Motion to deny Ordinance No. 3250 granting a Specific Use Permit allowing restaurant use located at 13608 Midway Road.
3) Motion to modify Ordinance No. 3250 for a Specific Use Permit allowing restaurant use located at 13608 Midway Road.
4) Motion to table or continue this case for further study or additional information.
