Body

Requestor

Community Services Department, Planning Division

Background:

The applicant proposes to develop 55 townhome units and 7 single-family residential lots as part of a new Planned Development District (PD-110) for single-family residential development on 12.42 acres property. The PD would establish two sub-districts for Townhomes and Single-Family Estate lots with specific standards for permitted uses, lot sizes, setbacks, building heights, open space, landscaping, and architectural design. All development must comply with the Comprehensive Zoning Ordinance (CZO) except where the PD regulations provide alternative standard.

The site includes two parcels. The property at 2710 Farmers Branch Lane is developed with a single-family residence and is zoned One Family Residence District- 2 (R-2). The property at 2692 Farmers Branch Lane is undeveloped and zoned One Family Residence District 4 (R-4).

Townhomes are not a permitted use on the subject properties. The applicant is seeking approval of the proposed development through a zoning amendment request. If this amendment is approved by the City Council, the applicant will be required to submit a detailed site plan for the proposed development for consideration by both the Planning and Zoning Commission and the City Council.
