Conduct a public hearing and consider adopting Ordinance No. 3308 amending the development regulations of Planned Development No. 79 (PD-79), relating to development standards (Driveway Coverage, Fence Height, Chimneys, New Construction Materials, Garage Doors, and Screening Mechanical Equipment), and take appropriate action.

BACKGROUND:
In response to the City’s Neighborhood Revitalization initiative, City Administration has reviewed the current Planned Development No. 79 (PD-79) development standards and determined that there are necessary revisions to the text in order to modernize and encourage redevelopment. The PD-79 was created in 1998 and was written to establish the “Branch Crossing Special District”. The objective of the PD was to attract high-quality, new home construction and promote renovation of existing homes.
However it does not allow the flexibility needed to accommodate the current housing market and trends that are desired by today's homebuyers and builders. Therefore, it is necessary to amend the Planned Development zoning district language to meet the needs of today’s development standards.
RECOMMENDATION:
On September 8, 2014, the Planning and Zoning Commission voted unanimously to recommend the amendments to PD-79 as described in Ordinance No. 3308.
ACTIONS:
1) Motion to approve Ordinance No. 3308 amending the development regulations of Planned Development No. 79 (PD-79), relating to the development standards (Driveway Coverage, Fence Height, Chimneys, New Construction Materials, Garage Doors, and Screening Mechanical Equipment).
2) Motion to deny Ordinance No. 3308 amending the development regulations of Planned Development No. 79 (PD-79), relating to the development standards (Driveway Coverage, Fence Height, Chimneys, New Construction Materials, Garage Doors, and Screening Mechanical Equipment).
3) Motion to approve with modifications to Ordinance 3308.
4) Motion to continue discussion of this case at the next meeting.
