BACKGROUND:
Lincoln Royal Phase I, L.P. and Lincoln Royal Phase II, L.P are the owners of a 43.3087 acre tract of land located at the northwest corner of Luna Road and Royal Lane known as Lincoln Royal, Lots 1 and 2, Block 1. The owners have requested to re-plat the property as Lincoln Royal Revised, Lots 1and 2, Block 1 for the purpose of making adjustments and additions of certain utility easements, trail easements, and access easements that were deemed to be necessary to the development of the property. Additionally, the City of Dallas abandoned a portion of a flood and impoundment easement on the property and those changes are included on the proposed plat. The changes in the location of the flood and impoundment easement allows for more optimal building placement in the development of the property.
DISCUSSION:
Lincoln Royal Revised, Lots 1 and 2, Block 1 was approved by the Planning and Zoning Commission on June 23, 2014. An existing developer's contract currently affects the property and requires no amendment for this re-plat. The proposed re-plat is consistent with the Texas Local Government Code and the City's requirements for a re-plat and also consistent with the City's Core Value No.3 to provide strong, thriving commercial and residential neighborhoods through planning, land use, development, code enforcement, revitalization activities and programs.
RECOMMENDATION:
The City Administration recommends approval of the proposed final plat of Lincoln Royal Revised, Lots 1 and 2, Block 1.
ACTIONS:
1. Motion to approve the final plat of Lincoln Royal Revised, Lots 1 and 2, Block 1.
2. Motion to deny approval of the final plat of Lincoln Royal Revised, Lots 1 and 2, Block 1.
3. Motion to modify to meet the needs of the Council.
4. Motion to table the issue for further study or take no action.
