BACKGROUND:

Midgard Tattoo Company is an existing business operating in Farmers Branch since 2021 in Suite 102 (3,455 sq. ft.) at 13720 Midway Road. The business is requesting an amendment to its Specific Use Permit (SUP) to expand into the adjoining Suite 105 (2,422 sq. ft.).

 

The current SUP applies only to Suite 102. The addition of Suite 105 will increase the total operational area to 5,877 sq. ft. and therefore requires an amendment to include the expanded square footage within the SUP.

 

This amendment will proceed through the required public hearing process, including review by the Planning & Zoning Commission and final action by the City Council.

 

DISCUSSION:

The proposed expansion includes remodeling Suite 102 (3,455 sq. ft.), along with incorporating Suite 105 (2,422 sq. ft.), resulting in a combined floor area of 5,877 sq. ft. across both suites. The expanded operation will continue to comply with all requirements of the Light Industrial (LI) zoning district.

 

The site provides 155 surface parking spaces, including five accessible spaces. The expanded tattoo studio requires 15 parking spaces based on the standard of one space per 400 sq. ft. The total parking required for all tenants within the multi-tenant buildings is 130 spaces. The site exceeds this requirement and meets all parking standards of the Comprehensive Zoning Ordinance.

 

The location will continue to be used for licensed professional tattooing and piercing. Additional services include reconstructive tattooing for post-surgical pigmentation, permanent make-up, and skin-care services. Hours of operation are Sunday 12:00 p.m.-6:00 p.m., Monday and Tuesday 2:00 p.m.-8:00 p.m., and Wednesday through Saturday 12:00 p.m.-8:00 p.m. The business employs approximately 20-28 people. All activities will occur indoors, with no outdoor storage or operations proposed.
