Consider approving Resolution No. 2014-072 adopting a Detailed Site Plan for a 3.7 acre site described as Lot 2A, Block 7, Valwood Park Farmers Branch, Phase Two, an Addition to the City of Farmers Branch, commonly known as 2170 Diplomat Drive, located within Planned Development No. 22 (PD-22) zoning district and take appropriate action.

BACKGROUND:
Chamberlain Roofing proposes to develop a new regional headquarters at this location. This new headquarters will include an office/warehouse building containing approximately 27,000 square feet. This building will be one story and be constructed of precast concrete panels.
Approximately 20% of the site will be left as green space. Special consideration was given to landscaping the northernmost portion of the site adjacent to Diplomat Drive. All loading areas and limited outdoor storage will be located on the southernmost portion of the site, away from public view.
RECOMMENDATION:
On August 25, 2014, the Planning and Zoning Commission voted unanimously to recommend approval of the Detailed Site Plan as described in Resolution No. 2014-072.
ACTIONS:
1) Motion to approve Resolution No. 2014-072 adopting a Detailed Site Plan for a 3.7 acre site described as Lot 2A, Block 7, Valwood Park Farmers Branch, Phase Two, an Addition to the City of Farmers Branch, commonly known as 2170 Diplomat Drive, located within Planned Development No. 22 (PD-22) zoning district.
2) Motion to deny Resolution No. 2014-072 adopting a Detailed Site Plan for a 3.7 acre site described as Lot 2A, Block 7, Valwood Park Farmers Branch, Phase Two, an Addition to the City of Farmers Branch, commonly known as 2170 Diplomat Drive, located within Planned Development No. 22 (PD-22) zoning district.
3) Motion to approve with modifications to Resolution No. 2014-072.
4) Motion to continue discussion on this case at the next meeting.
