Consider approving Resolution No. 2015-010 abandoning a Fire Lane, Mutual Access, and Water Easement and approving the final plat of CCI-Two Hickory Addition, Lot 1, Block A and take appropriate action.

BACKGROUND:
CCI-Two Hickory, L.P. is the owner of a 5.444 acre tract of land and existing building addressed as 1750 Valley View Lane. The property is a remainder portion of Lot 1, Block B, Mercer Crossing Addition I, that remained after part of the property was platted as Mercer School Addition in 2011. In order to comply with the City's subdivision ordinance, the owners are requesting to re-plat their remainder property as CCI-Two Hickory Addition, Lot 1, Block A.
DISCUSSION:
The owners have also requested the City to abandon a Fire Lane, Mutual Access, and Water Easement that was dedicated to the City by a previous owner. Resolution No. 2015-010 provides for the abandonment of the easement rights. The proposed final plat of CCI-Two Hickory Addition, Lot 1, Block A was approved by the Planning and Zoning Commission on December 22, 2014.
Resolution No. 2015-010 and the final plat of CCI-Two Hickory Addition, Lot 1, Block A are both consistent with the Texas Local Government Code and the City's subdivision requirements, and also consistent with the City's Core Value No.3 to provide strong, thriving commercial and residential neighborhoods through planning, land use, development, code enforcement, revitalization activities and programs.
RECOMMENDATION:
Recommendation by City Administration to approve Resolution No. 2015-010 abandoning a Fire Lane, Mutual Access, and Water Easement and approving the final plat of CCI-Two Hickory Addition, Lot 1, Block A.
At their December 22, 2014 regular meeting, the Planning and Zoning Commission voted to approve the final plat described as CCI-Two Hickory Addition, Lot 1, Block A.
