Conduct a public hearing and consider adopting Ordinance No. 3869 for an industrial development on approximately 7.36 acres located at 1751 Valley View Lane within the Planned Development District No. 77 (PD-77) zoning district; and take appropriate action.

BACKGROUND

The applicant, Ford Adams, Manhard Consulting, requests to amend Planned Development District No. 77 (PD-77) to construct a new 96,853 square foot (sf) office and warehouse building along with proposed parking, streetscape, and landscaping improvements. The applicant is also requesting several special exceptions to current PD-77 development standards related to parking, landscaping, and paving to instead align with Comprehensive Zoning Ordinance (CZO) standards. 

 

The subject property includes approximately 7.36 acres of land bounded by Valley View Lane to the south and Keenan Bridge Road to the north and east. Warehousing and office use are currently allowed by right within PD-77, and several surrounding properties have been developed for these uses. However, a conceptual site plan for an off-street parking lot was adopted within PD-77 for this site. The parking lot has never been constructed, and the site currently sits vacant. As a result, the applicant requests to replace the previously adopted conceptual site plan with a new detailed site plan for office and warehouse development.
