BACKGROUND:
Maxim Integrated Products, Inc., formerly known as Dallas Semiconductor Corporation, is the owner of a 3.469 acre developed parcel of land previously platted as Lot 3, Block A, Maxim Addition. There are presently two existing buildings on the lot, addressed as 14403 and 14401 Beltwood Parkway West. The owners are requesting to re-plat the property as Hard Six Addition, Lots 1 and 2, Block A for the purpose of splitting the existing lot and selling the buildings individually.
DISCUSSION:
The proposed final plat dedicates an easement for mutual access between the owners and tenants of the proposed lots and also abandons certain utility easements that are deemed unnecessary. The owners have obtained permission from Oncor, Atmos, Time Warner and AT&T to abandon the utility easements. The owners will also have to modify water service lines to the buildings and install their own private water lateral lines and water meters to serve the buildings on each separate proposed lot.
The proposed final plat was approved by the Planning and Zoning Commission on September 22, 2014 and is consistent with the Texas Local Government Code and the City's platting requirements. The final plat is also consistent with the City's Core Value No.3 to provide strong, thriving commercial and residential neighborhoods through planning, land use, development, code enforcement, revitalization activities and programs.
RECOMMENDATION:
The Planning and Zoning Commission recommends approval of the final plat of Hard Six Addition, Lots 1 and 2, Block A.
