BACKGROUND:

The applicant, Forge Commercial, is requesting approval of a Detailed Site Plan, including Special Exceptions, regarding sign quantity and area for the existing buildings located at 1501 and 1505 LBJ Freeway. Currently, the parapet of the western façade of 1501 LBJ Freeway features no signage and the parapet of the eastern façade of 1505 LBJ Freeway features two signs for two of the building’s existing tenants: Haggar Clothing Co. and Dallas Nephrology Associates. The applicant proposes a total of four new signs for these areas. Two of these signs will be for the future tenant South College, who will occupy space inside both 1501 and 1505 LBJ Freeway. The other two signs will be for future as to be determined tenants for 1501 LBJ Freeway. The applicant proposes three signs each to be affixed to parapet of the western façade for 1501 LBJ Freeway and the parapet of the eastern façade of 1505 LBJ Freeway.1501 and 1505 LBJ Freeway are zoned Planned Development District No. 78 (PD-78).
