Body
BACKGROUND:
MCI1 Land Ltd and Mercer Crossing Industrial Land Ltd are the owners of a 2.208 acre tract of land that is located at the southwest corner of Morgan Parkway and IH35E. The property is presently part of Block C, Westside Addition Section 2 that was platted in 2006. The owner desires to re-plat the property as MBP East, Lot 1, Block A, to be used in conjunction with the development of their property in Dallas located immediately to the south that will be addressed as 12121 N. Stemmons Freeway.

DISCUSSION:
The Planning and Zoning Commission approved the final plat of MBP East, Lot 1, Block A on April 13, 2015. In addition to requesting City Council approval of the final plat of MBP East, the owners have requested the City to accept an executed Right-of-Way Dedication Deed to accommodate street cul-de-sac improvements on Morgan Parkway, west of the plat.  Resolution No. 2015-047 approves the acceptance of the donated street right-of-way.

The approval of the final plat of MBP East, Lot 1, Block A and approval of Resolution No. 2015-047 accepting a Right-of-Way Dedication Deed are consistent with the Texas Local Government Code and the City's platting requirements and also consistent with the City's Guiding Principles to provide strong, thriving commercial and residential neighborhoods through planning, land use, development, code enforcement, revitalization activities and programs.

RECOMMENDATION:
The Planning and Zoning Commission recommends final plat approval of MBP East, Lot 1, Block A and City Administration recommends approval of the plat and Resolution No. 2015-047.
