Title: Conduct a public hearing and consider adopting Ordinance No. 3326 amending Planned Development No. 88 (PD-88) by changing an approximate 6.105 acre tract of land from the "Commerce District" to the "Urban Center", adopting a conceptual Site Plan, granting a Specific Use Permit for hotel use, and take appropriate action. BACKGROUND:
The applicant is proposing developing a new high density mixed-use community on this 6.1 acre site.

DISCUSSION:
This new community will include a 5 story multi-family residential building with approximately 20,000 square feet of retail lease space on the ground floor. This proposed mixed-use building will contain an internal multi-level parking structure. A five story full service hotel, containing approximately 100 rooms, is also proposed on the southern portion of this tract. Several Special Exceptions are being requested with this Site Plan.

RECOMMENDATION:
The Planning & zoning Commission voted unanimously to recommend approval of this zoning amendment, SUP, and associated Site Plan (including the three Special Exceptions) as described in Ordinance No. 3326. The Special Exceptions are as follows:

Special Exception #1- Allowing more than 85% of the proposed buildings to be located off of the Required Building Line (RBL) as shown on the associated Site Plan.

Special Exception #2- allowing a modification of the Luna Colonnade Street Type design as shown on the associated Site Plan.

Special Exception #3- Allowing the building facades to be constructed using a combination of Hebel Panel with a polymer modified cementitious base coat, in excess of 0.25 inches and a textured acrylic finish as illustrated on the associated site plan.
