Conduct a public hearing and consider adopting Ordinance No. 3242 approving a Specific Use Permit allowing a detached accessory building greater than 120 square feet in area, located at 3320 Rockmartin Drive, and within the One Family Residential District 1 (R-1) and take appropriate action.

BACKGROUND:
The subject tract is a 1.03 acre residential lot located on the southwestern terminus of Rockmartin Drive. The applicant is currently substantially remodeling the existing single family home located on the property. As part of the redevelopment of the site, the applicant is requesting approval to enlarge the existing accessory building by approximately 153 square feet. This existing accessory building is located in the rear yard. The applicant has agreed to match the exterior materials and color of the newly remodeled accessory building with the primary residence.
RECOMMENDATION:
The Planning & Zoning Commission unanimously voted to recommend approval of the Specific Use Permit allowing the addition to the existing accessory building as outlined in Ordinance No. 3242.
