Consider the request from the Billingsley Company for approval of a Detailed Site Plan for the development of a multi-family community consisting of 397 dwelling units on approximately 10.75 acres and take appropriate action. The site is located within Planned Development No. 88 (PD-88) on the east side of the intersection of Wittington Place and Senlac Drive.

BACKGROUND:
 
On September 2nd,  the City approved a zoning amendment and Conceptual Site Plan for a 24 acre multifamily development located the northwest corner and eastern side of the intersection of Wittington Place and Senlac Drive (Ordinance No. 3300). This new development, proposed by the Billingsley Company, consists of 13 buildings and 861 dwelling units. The Billingsley Company proposed to develop this new community, to be named "The Brickyard", in two phases. This proposed 10.75 acre Detailed Site Plan is for the first phase of the Brickyard residential community.
 
The proposed Detailed Site Plan for Phase One is consistent with approved Conceptual Site Plan and Special Exceptions included within Ordinance No. 3300 and all other relevant City development standards.
 
RECOMMENDATION:
City Staff recommends Approval of the proposed Detailed Site Plan.
