Conduct a public hearing and consider a request for final plat approval of Mercer Crossing South, Lot 2R, Block A, a re-plat of Lot 2, Block A, Mercer Crossing South, and take appropriate action.

BACKGROUND:
Mercer Luna LP and Mercer Knightsbridge, LP are the respective owners of Lots 1 and Lots 2, Block A, Mercer Crossing South an addition that was platted in 2013. The property is the site of Mercer Crossing Apartments with the northerly Lot 1 being Phase I of the construction and the southerly Lot 2 being Phase II.
DISCUSSION:
Lot 1, Phase I, of the construction has been completed and apartment units are being leased. Mercer Knightsbridge, LP owns the most southerly 7.390 acre Lot 2 that is under construction as Phase II of the development at the northeast corner of Luna Road and Knightsbridge Road. Lot 2 is being re-platted to dedicate easements for utilities and public access. The owners are requesting to re-plat Lot 2 as Lot 2R, Block A, Mercer Crossing South.
The proposed final plat of Mercer Crossing South, Lot 2R, Block A was approved by the Planning and Zoning Commission on May 28, 2015. The plat is consistent with the Texas Local Government Code and the City's platting requirements and also consistent with the City's Guiding Principles: to provide strong, thriving commercial and residential neighborhoods through planning, land use, development, code enforcement, revitalization activities and programs.
Texas Local Government Code requires that a public hearing be conducted for all replats that do not vacate a preceding plat.
RECOMMENDATION:
The Planning and Zoning Commission recommends final plat approval of Mercer Crossing South, Lot 2R, Block A.
