Conduct a public hearing and consider adopting Ordinance No. 3292 to change the zoning on an approximate 25 acre tract from Planned Development No. 88 (PD-88) to Planned Development No. 97 (PD-97) and take appropriate action. This request includes a Conceptual Site Plan and a Special Exception for the development of light industrial and office land uses. This tract is located along the southbound frontage road of Stemmons Freeway (I-35East) approximately 180 feet south of Springlake Road, also known as 12301 and 12401 Stemmons Freeway.

BACKGROUND:
The applicant, Prologis, is proposing the development of two office/warehouse buildings containing approximately 478,000 total square feet. Prologis is proposing to build both buildings in one phase. This proposed site will include access to Stemmons Freeway, Springlake Road and Valley Branch Circle. The proposed Conceptual Site Plan contains approximately 13% Landscaped Open Space.
RECOMMENDATION:
On May 9, 2014 the Planning & Zoning Commission voted to recommend approval for the rezoning of the 25 acre tract to Planned Development No. 97 (PD-97) and the associated Conceptual Site Plan including the requested Special Exception, with the following conditions:
1. The developer agrees to provide an escrow of $50,000 for future improvements to Springlake Road.

1) Motion to approve Ordinance No. 3292 rezoning of the 25 acre tract to Planned Development No. 97 (PD-97) and the associated Conceptual Site Plan including the requested Special Exception, with the abovementioned condition.
2) Motion to deny Ordinance No. 3292 rezoning of the 25 acre tract to Planned Development No. 97 (PD-97) and the associated Conceptual Site Plan including the requested Special Exception, with the abovementioned condition.
