Conduct a public hearing and consider a variance request at 2700 Christian Pkwy and take appropriate action.

 

Body

PUBLIC HEARING:

Dallas Christian College, owners of Lot 1, Acres 12.8089, Dallas Christian College Rev, more commonly known as 2700 Christian Parkway, are requesting a variance to allow a fence to encroach the maximum permitted height by 11 feet 4 inches through 31 feet 4 inches along the backstop and by 3 feet 4 inches along the outfield fence. The Comprehensive Zoning Ordinance, Chapter 22, Article VIII, Section 22-264, limits fence height to a maximum of 8 feet 6 inches in any rear yard, along any rear yard lot line, side yard, or side yard lot line.

 

 

EXPLANATION:

                     The applicant is requesting permission to allow a fence to encroach the maximum permitted height by 11 feet 4 inches through 31 feet 4 inches along the backstop and by 3 feet 4 inches along the outfield fence.

 

 

 

 

Just an informational note regarding variances: All variances are unique to the property and circumstances to which they were granted.  While past cases can be discussed and referenced, the testimony at the public hearing, the facts provided in the application, staff report and the evidence of a property hardship should be the basis for all decisions made by the Board.

 

 

ACTIONS:

1.                     I move to approve the requested variance to the Comprehensive Zoning Ordinance, Chapter 22, Article VIII, Section 22-264 to allow an 11 foot 4 inches through 31 foot 4 inches along the backstop and by 3 feet 4 inches along the outfield fence encroachment of the required fence height

 

2.   Any other action desired by the Board.
