BACKGROUND:
The subject property is addressed as 1801 Valley View Lane. The site is developed with a two-story office building that houses Envision Dallas, a non-profit manufacturing and service center focused on people with blindness. The applicant is requesting approval of a detailed site plan with special exceptions related to signage. The current zoning of this site is Planned Development District No. 77 (PD-77), which limits the total number of signs per property to a maximum of two.

The office building currently features two existing wall signs. The first sign is at the main entrance facing the intersection of Keenan Bridge Road & Valley View Lane which has the logo and "Envision Dallas". The second sign is situated along the Keenan Bridge Road frontage on the western side of the building. There is no wall signage currently installed on the eastern side of the office building facing Valley View Lane. The applicant proposes a new wall sign on this fa?ade.

The lettering and content of the proposed signage are not yet finalized, but they will be similar in color and style to the William L. Hudson BVI Workforce Innovation Center sign along the Keenan Bridge Road frontage on the western side. The approximate square footage of the sign would be 168.88 square feet, matching the size of the western sign.
