Consider approving Resolution No. 2015-009 for a revised Detailed Site Plan on a 4.82 acre tract located within the Samuel F. Brown Survey, Abstract 158, Farmers Branch, Texas, generally located 1,800 feet west of the intersection of Luna Road and Royal Lane (more commonly known as 1521 Royal Lane), and take appropriate action.

BACKGROUND:
A Detailed Site Plan was approved for this site in September, 2014 with Resolution No. 2014-074. Unfortunately the applicant has not been able to obtain construction bids within 25% of the original estimated project cost, and is forced to redesign the project.
The proposed new Detailed Site Plan consists of three (3) residential buildings, all three stories in height. A total of 136 dwelling units are proposed. Approximately 21% of the site is proposed to be natural or landscaped open space.
RECOMMENDATION:
On January 12, 2015 the Planning & Zoning Commission voted to recommend approval of the revised Detailed Site Plan as described in Resolution No. 2015-009.
