Conduct a public hearing and consider the request for a zoning amendment for a private school (primary and secondary) on approximately 2.79-acres located at 4000 McEwen Road, within the Planned Development District No. 90 (PD-90) zoning district; and take appropriate action.

BACKGROUND:
The subject property includes 2.79 acres of land bounded by McEwen Road to the north, Alpha Road to the west, and Blue Lake Circle to the east. The applicant, Andrew Jones, Jones Commercial Interiors, proposes to convert the two existing office buildings on site for use as a new private school. City Council approved a recent rezoning request for this use on October 8, 2024 (Ordinance No. 3891), which included a Conceptual Site Plan.
The property is located within Planned Development District No. 90 (PD-90), which requires approval of a Detailed Site Plan from City Council for all new development. The detailed site plan submitted for this property features a new gymnasium building that will also serve as the required storm shelter for the school. Because this building was not shown on the recently approved concept plan, an amendment to PD-90 is required. Slight modifications to the approved parking and landscaping layout are also proposed.
