BACKGROUND:
Jose Santos and Daniel Santos are the owners of a 0.275 acre tract of land located on the north side of Fruitland Avenue, approximately 100 feet west of Bee Street. Their property is presently comprised of two parcels of land addressed as 2423 and 2427 Fruitland Avenue. The two parcels are part of an original Lot 38 of the North Dallas Truck Farms Addition, platted in 1941. The owners desire to re-plat the property as Santos Addition, Lot 1, Block A for development as a small commercial business addressed as 2423 Fruitland Avenue.
DISCUSSION:
The proposed re-plat is required by the City's subdivision ordinance to combine the two parcels of land prior to the development of the property. The remainder of Lot 38 outside the boundaries of this proposed plat is under separate ownership and will not be required to re-plat at this time.
The proposed final plat of Santos Addition, Lot 1, Block A was approved by the Planning and Zoning Commission on January 12, 2015. The proposed plat is consistent with the Texas Local Government Code and the City's platting requirements and also consistent with the City's Core Value No.3 to provide strong, thriving commercial and residential neighborhoods through planning, land use, development, code enforcement, revitalization activities and programs.
RECOMMENDATION:
The Planning and Zoning Commission recommends final plat approval of Santos Addition, Lot 1, Block A.
