Title: Conduct a public hearing and consider adopt Ordinance No. 3279 to change the zoning of a 5 acre tract from Planned Development No. 60 (PD-60) to Planned Development No. 96 (PD-96) and take appropriate action. This new PD includes a Conceptual Site Plan, and several Special Exceptions, that would allow the development of a 154 unit multi-family residential community. This tract is located approximately 1,800 feet west of the northwest corner of the Royal Lane and Luna Road intersection.

Title

BACKGROUND:
The applicant and property owner, BAM Riverside Park LP, is proposing to develop a new multi-family residential community on this site. The project will consist of approximately 154 dwelling units located in a 4 story building. Parking within the site will include both enclosed garages and surface parking. Approximately 30% of the site will remain as open space.
 
RECOMMENDATION:
On May 12, 2014, the Planning & Zoning Commission voted to recommend approval of the zoning amendment as described in Ordinance No. 3279, including a Conceptual Site Plan and three Special Exceptions pertaining to front setback, percentage of structured parking, and masonry percentage for the detached garage structures.
 
ACTIONS:
1)      Motion to adopt Ordinance No. 3279 to change the zoning of a 5 acre tract from Planned Development No. 60 (PD-60) to Planned Development No. 96 (PD-96), including the Conceptual Site Plan and all outlined Special Exceptions.
2)      Motion to deny Ordinance No. 3279 to change the zoning of a 5 acre tract from Planned Development No. 60 (PD-60) to Planned Development No. 96 (PD-96), including the Conceptual Site Plan and all outlined Special Exceptions.
3)      Motion to modify to meet the needs of the Council.
4)      Motion to table the issue for further study or take no action.
