Consider approving Resolution No. 2015-037 approving a Detailed Site Plan for a multi-family development consisting of approximately 13.85 acres and containing 495 dwelling units located at 11500 Lago Vista East, and take appropriate action.
 
Body
BACKGROUND:
The applicant, Pillar Income Asset Management, proposes the development of a new multi-family community on this site located within Planned Development No. 81 (PD-81). This site is currently located in the "Mixed Residential" subdistrict, which allows multi-family development.
 
DISCUSSION:
This community will consist of three buildings and contain 495 dwelling units. Two of these buildings will be four stories and contain internal multi-level parking structures. Approximately 65% of the site will be used as natural or landscaped open space.
 
Two Special Exceptions are being requested by the applicant with this Detailed Site Plan. The granting of Special Exception No. 1 would allow a portion of the project to exceed the maximum front yard setback of 10 feet. Approval of Special Exception No. 2 would allow the applicant to replace the required commercial space with approximately 4,800sf of "Live-Work" units.
 
RECOMMENDATION:
On March 23, 2015 the Planning & Zoning Commission voted unanimously to recommend approval of the Detailed Site Plan, including the two Special Exceptions as described in Resolution No. 2015-037.
