Conduct a public hearing and consider adopting Ordinance No. 3442 for a comprehensive amendment to the Planned Development District No. 80 (PD-80) and an associated Conceptual Site Plan for a 13.994-acre site located at 5000 Alpha Road and 4951 Simonton Road; and take appropriate action.

 

Body

BACKGROUND:

The applicant, BV Alpha LLC / Bridgeview, is proposing to redevelop the entire block between Alpha Road, Inwood Road, Simonton Road and Cambridge Concourse into a mixed-use development that will contain multi-family, hotel, office, restaurant and retail uses. The Conceptual Site Plan for PD-80 will also be amended with this zoning amendment.

 

DISCUSSION:

The Planned Development District No. 80 (PD-80) zoning district was created in 1999 to allow multi-use commercial complexes and land uses combinations of commercial and non-commercial on this 13.995-acre district.

Currently PD-80 allows general retail and office uses by right, and commercial and light industrial uses with a Specific Use Permit. The current zoning amendment is a revision of PD-80 to expand the palette of allowed uses with compatible commercial uses, as hotels, and with residential, institutional and community serving uses. This revision includes an associated Conceptual Site Plan.

RECOMMENDATION:

On April 24th, the Planning and Zoning Commission voted unanimously to recommend approval of the zoning amendment as presented in Ordinance No. 3442.
