Conduct a public hearing and consider adopting Ordinance No. 3451 for a Specific Use Permit for a research laboratory located at 1501 LBJ Freeway, Suite 100; and take appropriate action.

BACKGROUND:
The subject site is located in the Park West Office Complex on LBJ Freeway, at the northwest corner of Luna Road and LBJ. It is located within Planned Development 78 (PD-78) zoning district, which allows a combination of commercial and office uses. The zoning, Planned Development District 78 (PD-78), requires a Specific Use Permit for all laboratories.
DISCUSSION:
The applicant, Sekisui Specialty Chemical is currently located at 1501 LBJ, Suite 530. They would like to expand their existing operations to include a research laboratory. Sekisui Specialty Chemicals is proposing to redesign Suite 100 within the existing office building to accommodate the relocation of their research laboratory from their Houston location to Farmers Branch.
RECOMMENDATION:
On June 12th, the Planning and Zoning Commission voted unanimously to recommend approval of the Specific Use Permit as described in the Ordinance No. 3451.
