BACKGROUND:
Paragon Industries II, Inc. is the sole owner of a 9.49-acre tract of land located on the north side of IH-635/LBJ Freeway, 750 feet east of Commerce Drive, and situated between IH-35 and Luna Road. The tract of land is currently platted as Lot 1 and Lot 2 of the Trinity East Addition and part of Block E, Westside Addition, Section 1.
DISCUSSION:
The purpose of the Bedrosians Addition plat is to consolidate the currently platted lots (Lots 1 and 2) and remaining balance of property into one single lot, and dedicate new easements necessary for the development of the lot. This plat is consistent with the Detailed Site Plan in Ordinance No. 3468, duly passed by City Council on September 26, 2017. All necessary public improvements have been completed within this development.
The final plat of Bedrosians Addition is consistent with the Texas Local Government Code and the City’s platting requirements for final approval.

RECOMMENDATION:
The Planning and Zoning Commission recommended approval for this request on March 11, 2019.
